To facilitate its entry into these markets, DMCI Homes has actively pursued property acquisitions in strategic locations across Luzon, including Batangas, Bulacan, Laguna, and Pampanga. This strategic move has bolstered DMCI Homes’ land bank in Luzon by 49 percent, now totaling 96.9 hectares.
One of the upcoming projects slated for launch in June is Solmera Coast, an Asian tropical-inspired condotel development situated in San Juan, Batangas. Operating under the DMCI Homes Leisure Residences sub-brand, Solmera Coast follows a condotel format where individual investors own the condominium units and rent them out through DMCI Homes Leisure Residences.
This innovative business model enables DMCI Homes to generate revenue not only from unit sales but also from rental income. Buyers can utilize their units as vacation homes while benefiting from a share in the rental revenue, helping offset the cost of ownership.

Alongside Solmera Coast, the leisure sub-brand will also launch a Japanese-inspired nature park in Laguna and a mountain resort in Benguet, further enhancing the portfolio’s diversity.
In line with its expansion strategy, DMCI Homes has allocated P18.6 billion for project development and land acquisitions in 2023, marking an 18 percent increase compared to the previous year. This substantial investment underscores the company’s commitment to pursuing growth opportunities and reinforcing its market presence.
